Where are the best private golf communities around Austin?

There is no single best club; there is a best fit for how you play and where you want to live. Rick groups the 14 clubs on this page by region and by what they cost to live in, measured from the last 12 months of sales inside each club's community boundary.

West Austin, 10 to 20 minutes from downtown: Westlake Country Club (Rick's home club), Austin Country Club and River Place Country Club.

Southwest Austin and Bee Cave: Barton Creek Country Club, Spanish Oaks Golf Club and Falconhead Golf Club.

Lakeway and Lake Travis: The Hills Country Club and Flintrock Falls, University of Texas Golf Club and Lakecliff on Lake Travis.

South Austin and the Hill Country: Grey Rock Golf Club at Circle C, Onion Creek Club and Driftwood Golf and Ranch Club.

North of Austin: Twin Creeks Country Club in Cedar Park and Cimarron Hills Country Club in Georgetown.

By price, Spanish Oaks ($3.75 million median), Barton Creek ($2.65 million) and Austin Country Club ($2.11 million) sit at the top. Onion Creek ($535,000), Twin Creeks ($697,000) and Circle C ($800,000) are the most affordable ways to live on a course near Austin.

What is the Austin golf community market doing right now?

Across the 14 club communities, 916 homes sold in the last 12 months at a median of $875,000, the same median as the year before on 869 sales. Homes are moving faster: the median home went under contract in 35 days, down from 43, and sold for 95.7% of its original list price, up from 95.0%. 44% of the homes that sold had cut their price, down from 47%.

The two largest communities drive the count: Circle C (214 sales) and Steiner Ranch around UT Golf Club (192) made up 406 of the 916 sales. The smaller enclaves trade far less often: 17 homes sold in Spanish Oaks and 28 in Davenport Ranch around Austin Country Club.

400 listings are for sale today across the 14 boundaries, including 277 houses, 24 condos and townhomes and 81 lots.

Why live in a golf community around Austin?

Open space you do not have to maintain. A course is the largest private green space most Austin neighborhoods will ever have, and it is not getting built on. In the Hill Country clubs that also means long views over the fairways and canyons.

A social life that is already built. Clubs run the calendar: men's and women's groups, junior clinics, pool season, holiday parties. For people relocating to Austin, the club is often how they meet everyone.

Amenities beyond golf. Most of the private clubs here pair golf with tennis and pickleball, pools, fitness and dining, and some members rarely play golf at all.

A gate, if you want one. Many of these communities or their sections sit behind a gate, several of them guard-gated. See gated golf communities for prices by club.

Private, daily-fee or resort: what is the difference here?

Private clubs (Westlake, Austin Country Club, Spanish Oaks, The Hills, UT Golf Club, River Place, Onion Creek, Twin Creeks, Cimarron Hills, Driftwood, Lakecliff) are open to members and their guests only. You pay an initiation fee, monthly dues and usually a food-and-beverage minimum.

Resort plus club. Barton Creek pairs a private country club with the Omni resort. Membership tiers are more flexible, and most do not need a sponsor.

Daily-fee courses with homes around them. Falconhead in Bee Cave is a public course, and Grey Rock at Circle C is owned by the City of Austin and sells memberships alongside public tee times. You can live on the course and play it without joining anything.

How does a club membership attach to a home?

At most Austin clubs, buying a home and joining the club are two separate transactions. Owning a house on the fairway does not make you a member, and at most clubs you can join without living in the community. The exception on this page is Driftwood, where membership is tied to owning real estate in the club.

What varies is the path in. Westlake, Austin Country Club and Spanish Oaks use sponsors, where current members vouch for you; Austin Country Club typically needs more than one and a runway of years. At Barton Creek most tiers need no sponsor, though full golf has had a wait of about two years, and The Hills, River Place, Onion Creek, Twin Creeks and Cimarron Hills are usually open to new members. Initiation ranges, from Rick's own reads, run from the low five figures at River Place to about $250,000 plus a homesite at Driftwood. Always confirm current numbers with the membership office; they change every year.

Rick is a member at Westlake and keeps member and staff relationships across the other clubs, so he can make the introductions that sponsored clubs expect.

Where on the course should you buy?

Lot position matters more than almost anything else on a golf home, and the MLS does not describe it well. What Rick walks buyers through:

  • Which side of the fairway. The right side of a hole collects more slices from right-handed players. A back yard on the left side of a fairway, or well behind the tree line, sees fewer golf balls.
  • Tee, landing area or green. Homes near tees and greens hear conversations and carts; homes on the landing area catch the most balls. Homes along the middle of long par 4s and par 5s are usually the quietest.
  • Afternoon sun. A back yard facing east over the course keeps the evening shade in an Austin summer.
  • Elevation. In the Hill Country clubs, a lot above the fairway gets the view and fewer balls; a lot below it gets the drainage.

What should you check before buying a golf home?

  • HOA and club documents. Many of these communities have a property HOA, sometimes a sub-association for a gated section, and architectural review. Read the rules on fences, pools and additions before you plan a remodel.
  • Membership transfer. Ask whether the seller's membership can transfer, whether there is a waitlist, and whether an equity refund or transfer fee applies.
  • Rental and short-term rental rules. Some associations restrict leases and short-term rentals. If renting matters to your plan, confirm it in writing.
  • Golf-ball easements. Course-side lots often carry easements that limit claims for stray balls. Your title work will show them.
  • Floodplain and drainage. Courses follow creeks. Pull the flood zone on every course-side home, especially around Onion Creek and Barton Creek.
  • Age of the house. 86 of the houses sold in these communities in the last year were built before 1990. Budget for inspections of foundations, roofs and sewer lines on the older ones.

Who should consider a golf home?

Golfers who want to play two or three times a week, obviously. But Rick also sees buyers choose a club community for the tennis and pickleball, for a pool and dining room that feel like an extension of the house, for a guard gate, or because they are moving to Austin and want an instant circle of people. If none of that matters to you, a home on a course is still a home next to protected open space, and that alone is worth paying for in parts of Austin.

The club you pick moves the number more than anything: medians run from $535,000 at Onion Creek to $3,750,000 at Spanish Oaks.</p>

How much does a country club membership cost in Austin?

<p>It depends on the club and the class. Private clubs charge an initiation fee, monthly dues and usually a food-and-beverage minimum. From Rick's own reads, initiations run from the low five figures at River Place, to mid five figures at Westlake and UT Golf Club, to about $125,000 to $175,000 at Barton Creek, about $150,000 at Austin Country Club, about $200,000 at Spanish Oaks and about $250,000 plus a homesite at Driftwood. Does buying a home in a golf community include a club membership?

<p>Almost never. At most Austin clubs the house and the membership are separate: owning a home on the fairway does not make you a member, and you can usually join a club without living in its community. Across all 14 communities the median was 35 days, down from 43 a year earlier.</p>

Is a lot on the golf course worth more?

<p>Usually, when the view is good and the lot sits away from the landing areas, but the MLS does not flag course frontage reliably, so we do not publish a single premium. What drives the price is which side of the fairway the lot is on, how close it is to a tee or green, how much it sits above the course, and whether the back yard faces the afternoon sun.
