Which Austin golf communities are gated?

Over the last 12 months, 277 of these homes sold at a median of $1,185,000, compared with $1,149,000 on 267 sales the year before. The median one went under contract in 53 days, the same as the year before, and sold for 94.1% of its original list price. 47% had cut their price at least once.

By club, the median gated sale ranged widely: Spanish Oaks $3,750,000 (17 sales); Barton Creek $2,650,000 (45 sales); Austin Country Club $2,262,500 (4 sales); Falconhead $1,435,000 (3 sales); UT Golf Club $1,293,750 (48 sales); Cimarron Hills $1,269,700 (15 sales); Driftwood $1,125,000 (22 sales); River Place $1,035,000 (6 sales); The Hills and Flintrock $915,000 (80 sales); Grey Rock at Circle C $815,000 (19 sales); Lakecliff $787,450 (6 sales); Onion Creek $319,000 (11 sales).

Guard-gated or code-gated?

Current listings describe a staffed, guard-gated entry at The Hills (24/7), Flintrock Falls, Spanish Oaks and Cimarron Hills. Barton Creek has several separately gated sections, including The Canyons, Amarra and the Foothills estates. Steiner Ranch, Circle C and River Place have smaller gated sections inside otherwise open neighborhoods, such as University Estates by UT Golf Club and the Enclave and Hillside Estates in Circle C. Lakecliff on Lake Travis and several Driftwood homesite communities are gated as well.

A staffed gate usually means a larger HOA budget. Ask for the association's budget and reserve study along with the rules on guest and contractor access.

Where do most gated golf homes sell?

The Hills and Flintrock Falls had the most gated sales, 80, at a median of $915,000, followed by UT Golf Club at Steiner Ranch (48, at $1,293,750) and Barton Creek (45, at $2,650,000). Spanish Oaks, where every sale was behind the gate, had the highest median at $3,750,000 across 17 sales.

Right now 84 gated listings are live: 47 homes and 37 lots. The lots are concentrated in Driftwood and Lakecliff, which is where to look if you want to build behind a gate.

How we read these numbers

Golf community means homes inside the boundaries of the 14 clubs on our golf communities page, using the same community boundaries as our map search. Gated means the listing's MLS remarks describe the home as inside a gated community or behind a gate. We read the remarks on all 84 current gated listings and every one describes a gated community or section. It does not distinguish a staffed guard gate from a code gate. Figures are closed sales from the ACTRIS MLS; leases and sales under $40,000 are excluded. The current period is the 12 months ending September 27, 2026, compared with the 12 months before it. Days on market are cumulative. Sale price vs. original list is the median of each sale's close price divided by its original list price. We publish totals only, never an individual home's sale price.

How much does a home in a gated Austin golf community cost?

Over the 12 months ending September 2026, 277 homes described as gated sold inside the 14 club communities at a median of $1,185,000, versus $1,149,000 on 267 sales the year before. The lowest were Onion Creek ($319,000), Lakecliff ($787,450), Grey Rock at Circle C ($815,000). The table above lists every club with enough sales to report a median.

Where do the most gated golf homes sell?

The Hills and Flintrock Falls, by a wide margin: 80 gated sales in the last 12 months at a median of $915,000. UT Golf Club at Steiner Ranch was next with 48 at $1,293,750, then Barton Creek with 45 at $2,650,000. Spanish Oaks had fewer, 17, but every one of them was behind the gate, at a median of $3,750,000. Together those four account for most gated golf sales around Austin.

How fast do gated golf homes sell?

The median gated golf home went under contract in 53 days over the last 12 months, the same as the year before, counted on cumulative days on market. It sold for 94.1% of its original list price, and 47% had cut their price. The Hills (36 days) and Circle C (19 days) moved fastest; Driftwood (114 days) and Lakecliff (177 days), where much of the gated inventory is new or acreage, moved slowest.

What is the difference between guard-gated and code-gated?

A guard-gated community has a staffed gatehouse that checks in guests, deliveries and contractors; a code-gated community has an unstaffed gate with a keypad or remote. Guard gates cost more to run, and that shows up in HOA dues. Our data cannot separate the two, because MLS remarks use both terms loosely, so confirm the setup, the hours the gate is staffed and the association budget on any home you are serious about.

Can I build a home in a gated golf community near Austin?

Yes, and lots are a big share of what is for sale. Of the 84 gated listings inside the 14 club communities today, 37 are lots, most of them in Driftwood homesite communities and in Lakecliff on Lake Travis, with a few in Spanish Oaks, The Hills and Cimarron Hills. Before you buy a lot, read the architectural guidelines, confirm utilities and septic, and get a realistic build budget and timeline.

Do gated golf communities have higher HOA dues?

Usually. A staffed gate, private roads and shared landscaping all come out of the association budget, and some gated sections have their own sub-association on top of the master HOA. Ask for the current budget, the reserve study, any planned special assessments and the rules on guests and contractors. Club dues are separate from HOA dues at every club here except Driftwood, where membership is tied to owning property.

Is a gated golf home a good long-term hold?

Gated golf homes near Austin have held their prices over the last two years: the median rose from $1,149,000 to $1,185,000 while the number of sales stayed close to 270 a year. That is a market average, not a forecast, and it varies by club. The better question is whether the specific home is priced in line with recent gated sales in its own community, which Rick can pull for you.

How do I buy in a gated golf community?

Get financing settled first, save a search for this page's filters so new listings reach you the day they list, and tour the club as well as the house. Membership is separate from the home at most Austin clubs, so start that conversation at the same time. Rick can arrange clubhouse tours and introductions and flag homes he hears about before they list.

How does Rick help with gated communities?

Rick is a member at Westlake Country Club and keeps member and staff relationships at the clubs around these gated communities, which is often how he hears about a home before it lists. He can arrange gate access for tours, walk you through the HOA and club documents, and compare a home against recent gated sales in the same community. If you are seriously looking, he will also host you for a round at Westlake.
