What is the Austin luxury market doing right now?

The top of the Austin market got busier and faster this year while prices held flat. Over the last 12 months, 2,700 houses sold for $1 million or more across the Austin area, up 7% from 2,516 the year before. The median sale was $1,365,000 in both years.

Homes are moving faster. The median luxury house went under contract in 41 days, down from 54. Sellers got closer to their first number, 93.9% of the original list price at the median against 92.7%, and the share of sold homes that cut their price fell from 46% to 41%.

With 1,487 houses listed at $1 million or more and about 225 sales a month, the luxury market holds about 6.6 months of supply, the edge of a buyer's market. About 1 in 10 single-family house sales in the Austin area last year closed at $1 million or more.

How does the luxury market change by price tier?

The higher the price, the slower the sale. Of last year's 2,700 luxury sales, 2,106 closed between $1 million and $2 million and went under contract in a median 35 days. The 372 sales between $2 million and $3 million took a median 61 days, the 173 between $3 million and $5 million took 92 days, and the 49 sales at $5 million or more took 101 days.

The median luxury house that sold had 3,589 square feet on 0.37 acres and was built in 2007. Of the 2,700, 1,250 were built in 2010 or later and 211 before 1960. The median luxury house for sale today is listed at $1,574,000.

Where do Austin luxury homes sell?

Austin itself had 1,822 of the 2,700 luxury sales, at a median of $1,450,000. By ZIP code, the busiest were 78738 around Lakeway and Bee Cave with 262 sales at a median of $1,399,000, 78746 around Westlake with 247 at $2,200,000, 78704 in South Austin with 205 at $1,575,000, 78731 in northwest Austin with 179 at $1,495,000, and 78703 west of downtown with 134 at $1,806,250.

Outside Austin, Georgetown had 126 luxury sales at a median of $1,208,380, Leander 108 at $1,188,914, Dripping Springs 103 at $1,240,000, and Spicewood 66 at $1,336,352.

Active counts are houses listed at $1,000,000 or more. Condos, townhomes, land and leases are excluded. The current period is the 12 months ending September 27, 2026, compared with the 12 months before it. Days on market are cumulative.
