What is the new construction market doing right now?

New construction is where Austin-area prices are giving the most ground. Over the last 12 months, 6,784 new houses sold at a median of $394,000, down 7.3% from $424,990 the year before, while sales rose 22% from 5,575. Builders are selling more homes by pricing lower and cutting more often.

The median new build went under contract in 81 days, up from 76. The typical new house sold for 92.6% of its original list price, down from 93.4%, and 69% of sold new builds had a price cut, up from 62%.

With 2,109 new houses for sale and about 565 sales a month, the new-build market holds roughly 3.7 months of supply. New builds made up about 1 in 4 single-family house sales in the Austin area last year.

What does a new house cost, and where?

The price depends mostly on town and size. Georgetown had the most new-build sales last year, 893 at a median of $493,000. Austin followed with 829 at $600,000, then Kyle with 641 at $328,490, Hutto with 474 at $342,696, and Liberty Hill with 471 at $543,626.

By size, 3-bedroom new builds sold for a median of $330,383 across 1,889 sales, 4-bedroom homes for $405,421 across 3,732 sales, and homes with 5 or more bedrooms for $554,713 across 1,028 sales. The median new house that sold had 2,193 square feet on a 0.14-acre lot. The median new house for sale today is listed at $445,999.

Is new construction cheaper than a resale home?

At the median, yes. New houses sold for $394,000 over the last 12 months, against $465,000 for the 20,506 resale houses in the same Austin-area market. The gap is mostly location: new subdivisions sit farther out, in Georgetown, Kyle, Hutto and Liberty Hill, where land costs less.

New builds also took longer to sell, 81 days to contract at the median against 46 for resale houses, because many are listed before they are finished and because buyers compare several builders at once.

Where is new construction being built around Austin?

Most new houses are going up along the growth corridors outside the city. After the top five towns, Leander had 435 new-build sales last year, Elgin 375, Buda 334, Pflugerville 313 and San Marcos 281: north along I-35 and SH 130, northwest along US 183, east along US 290, and south along I-35. Inside Austin, the busiest ZIP codes for new houses were 78744 (155 sales) and 78747 (150) in the southeast, followed by 78738 (62) out west and central ZIP codes such as 78745, 78702 and 78704, where new houses are mostly built on older lots.

These figures are closed sales of single-family houses marked as new construction in the ACTRIS MLS, across the Austin-area market this site's search covers: ACTRIS MLS listings inside a box reaching roughly 30 to 35 miles from downtown Austin, from Georgetown, Liberty Hill and Taylor in the north to San Marcos and Lockhart in the south, and from Spicewood and Wimberley in the west to Bastrop and Elgin in the east. Condos, townhomes, land and leases are excluded, as are sales under $40,000. Builder sales that never went through the MLS are not counted. The current period is the 12 months ending September 27, 2026, compared with the 12 months before it. Days on market are cumulative. We publish totals and medians only, never an individual home's sale price.
