The spread is wide. Onion Creek is the entry point, with 14 sales at a median of $312,500 and 9 listings today. Twin Creeks follows at $394,000 (6 sales), then The Hills at $537,500 (10 sales) and Lost Creek around Westlake CC at $609,000 (7 sales, including the only 2 townhome sales). Barton Creek, home of the Fairways on Fazio condominiums, had 12 sales at $780,000. At the top, Davenport Ranch around Austin Country Club had 6 sales at a median above $1 million.
Mostly two kinds of buyers: people who want a lock-and-leave base near their club while they travel or split time with another home, and golfers who want the club more than the yard. A condo is also the least expensive way into communities like Barton Creek and Davenport Ranch, where houses sell for well over $2 million.
Check the condo association's budget, reserves, insurance and rental rules, and whether the unit is a stacked flat or a detached condo-regime home. Some of these sell slowly: the median sale took 79 days to go under contract, much longer than a house.

A condo at Onion Creek. It had 14 condo sales in the last 12 months at a median of $312,500, and 9 are listed today. Twin Creeks in Cedar Park was next at $394,000 across 6 sales. For a house, Onion Creek again has the lowest median of the 14 clubs, $615,000 for houses. Keep in mind that club membership is a separate cost at every private club on this list.

The median golf community condo or townhome took 79 days to go under contract over the last 12 months, up from 52 days the year before, and sold for 94.1% of its original list price. 48% of them had cut their price. Buyers have room to negotiate on units that have been listed a while, and sellers need to price to recent sales in the same building or complex.
Not in these communities. Only 2 townhomes sold inside the 14 club boundaries in the last 12 months, both in Lost Creek around Westlake Country Club, compared with 63 condos. Several golf communities sell detached homes under a condo regime, which the MLS records as condos, so a listing called a condo may be a small house with shared exterior maintenance. Read the listing and the declaration before assuming what you are buying.

The association's budget, reserves and recent special assessments; the master insurance policy and what you must insure yourself; rental and short-term rental rules; parking and storage; and whether the unit is a stacked flat or a detached condo-regime home. On course-side buildings, ask about golf-ball damage and who pays for it. Also confirm whether the seller's club membership can transfer, since the condo itself does not include one.
Sometimes. Leasing rules are set by each condo association and sometimes by the master HOA, and many restrict short-term rentals or set minimum lease terms. The only reliable answer is in the declaration and rules for that specific complex, so get them before you write an offer if rental income is part of your plan. Membership is separate from the home at most Austin clubs, so start that conversation at the same time.
