What is the course like at Barton Creek?

Barton Creek is the only club in Austin with four courses and 72 holes. Tom Fazio's Foothills course opened in 1986 and is the marquee round; his Canyons course followed in 1999 with bigger carries and longer tee shots. Bill Coore and Ben Crenshaw's Cliffside course, which opened in 1991, sits on the main Barton Creek property. Arnold Palmer's Lakeside course, also from 1986, is the outlier: it sits on a hilltop above Lake Travis in Spicewood, about 25 miles west of the resort, and is members only.

The resort opened in 1987 and hosted the Legends of Golf from 1990 to 1994. Omni runs it today as the Omni Barton Creek Resort and Spa.

How does membership work at Barton Creek?

Barton Creek pairs a private club with a resort, which makes membership more flexible than at most Austin clubs. There are golf, sports and social tiers, and most tiers do not require a member sponsor, so Rick often points out-of-state buyers here for a first club. Rick's most recent read: about $125,000 for a non-equity golf initiation and about $175,000 with equity, dues around $1,100 a month, a wait of roughly two years for full golf and about nine months for social. Confirm current numbers with the club before you plan around them.

What is Barton Creek like?

The Barton Creek neighborhood spreads across the hills south of Bee Caves Road and west of Loop 360, around the resort and the courses. Sections on the market this year include Amarra, The Canyons and the Foothills estates, plus the Fairways on Fazio condominiums. Many of these sections sit behind their own gates. The housing runs from lock-and-leave condos to large custom estates on acre-plus lots.

Rick's take: Barton Creek has the deepest luxury inventory of any golf community on this list. Rick tracks the Amarra new-construction pipeline and the guard-gated resales section by section.

How we read these numbers

These figures are residential closed sales (single-family, condo and townhome) from the ACTRIS MLS whose location falls inside the Barton Creek boundary used by our map search, the same boundary behind the live listings above. Leases and sales under $40,000 are excluded. The current period is the 12 months ending September 27, 2026, compared with the 12 months before it. Days on market are cumulative, so a relisted home is not reset to zero. Sale price vs. original list is the median of each sale's close price divided by its original list price. The listing count is the live search total and includes lots. We publish totals only, never an individual home's sale price. Course facts come from the club, its operator and the architects; membership figures are Rick's own most recent read, not club-published prices.

How much does it cost to join Barton Creek Country Club?

Rick's most recent read is about $125,000 for a non-equity golf initiation and about $175,000 with equity, with dues around $1,100 a month. Full golf has had a wait of roughly two years and social about nine months. Barton Creek is flexible for a private club: there are golf, sports and social tiers, most do not need a member sponsor, and membership comes with the Omni resort next door. Confirm current numbers with the club before you plan around them.

Do I have to join the club if I buy a home in Barton Creek?

No. At Barton Creek, like most Austin clubs, buying a home and joining the club are separate decisions. Owning a house on the course does not make you a member, and you can usually join without living in Barton Creek. Your property HOA is separate from the club and has its own dues. If membership matters to you, start the club conversation at the same time as the home search, because the club's timeline, not the closing, is usually the slower one.

Who designed the course at Barton Creek Country Club?

Barton Creek has four courses and 72 holes: Tom Fazio's Foothills (1986) and Canyons (1999), Bill Coore and Ben Crenshaw's Cliffside (1991) and Arnold Palmer's Lakeside (1986). Palmer Lakeside sits in Spicewood above Lake Travis, about 25 miles west of the resort; the other three are on the main property. The resort opened in 1987 and hosted the Legends of Golf from 1990 to 1994.

How fast do homes sell around Barton Creek?

The median home around Barton Creek went under contract in 79 days over the last 12 months, versus 82 days the year before, counted on cumulative days on market so relisted homes are not reset. It sold for 93.3% of its original list price, and 47% of the homes that sold had cut their price. Add about 30 to 45 days from contract to closing. A home priced in line with recent sales on launch day usually beats the median.

How does Barton Creek compare with Westlake CC and Spanish Oaks?

Over the last 12 months, Barton Creek had 51 sales at a median of $2,650,000 and 79 days on market. For comparison, over 12 months, Westlake CC had 32 sales at a median of $1,107,500 and 21 days on market, and Spanish Oaks had 17 sales at a median of $3,750,000 and 68 days on market. Each club's median reflects its own mix of condos, older houses and new construction, so compare the same home type and size. Rick can pull side-by-side sales for the specific homes you are weighing, and walk you through how the clubs themselves differ.

Which homes back up to the course at Barton Creek, and do they cost more?

The MLS does not flag course frontage reliably, so we do not publish a course-lot premium for Barton Creek. In practice, a lot on the course sells for more than a similar house a street away when the view is good and the lot sits away from the landing areas. What matters is which side of the fairway, how close to a tee or green, and how much the lot sits above the course. Rick knows which streets back to the course and can tell you how each lot plays.

What should I check before buying a home at Barton Creek?

Start with the documents: the HOA and any sub-association rules, leasing and short-term rental limits, golf-ball easements on course-side lots, and whether a seller's club membership can transfer. Many sections have their own gate, HOA and architectural rules on top of the master association, so collect every set of documents, and check the flood zone on any lot near Barton Creek. Rick adds one more: ask the club, not only the seller, about the current membership timeline before you plan around playing the day you move in.

What kinds of homes are in Barton Creek?
