Westlake Country Club plays 18 holes, par 71, at 6,935 yards from the back tees, routed through the wooded hills of Lost Creek just west of MoPac. Until 2023 it was Lost Creek Country Club. Invited, the club's operator, closed the course in November 2022 for what it calls the largest club reinvention in its history, with PGA Tour and Ryder Cup player Lanny Wadkins as design consultant, and reopened it in November 2023 under the Westlake name. The work rebuilt the greens, bunkers and tees and added new member spaces, including the Icehouse Bar and The Roost.
Rick plays here several times a week. Ask him which holes run behind which streets; he knows the answer for most homes on the course.
Westlake is Rick's home club. Membership is sponsored: an existing member in good standing vouches for each new member, and Rick sponsors qualified buyers himself. Categories include full golf, sports (racquet, fitness and pool) and social. Rick's read on initiation is mid-five figures, varying by class, plus monthly dues and a food-and-beverage minimum. The membership office confirms current numbers to candidates.
What members actually use: tennis and pickleball, a Junior Olympic pool, fitness classes, junior golf clinics, holiday events under the oaks and a July 4th party on the range that Rick calls the best in Austin. Tee times are easy to get. Rick and Katy have referred many of the club's full members, and if you are seriously looking in Austin, Rick will host you for a round at Westlake, no obligation.
The club sits inside Lost Creek, a neighborhood of custom homes on wooded, sloping lots in the 78746 ZIP code, between Loop 360 and the Barton Creek greenbelt. Downtown Austin is about 10 minutes away, which makes this one of the closest private clubs to the center of the city. Many streets back onto the course or the greenbelt, and several have cart access to the club.
Rick's take: Lost Creek is a small market. Rick hears about many homes through the membership before they list.
Over the last 12 months, houses, 25 of the 32 sales, sold for a median of $1,270,000; condos, 5 sales, for a median of $609,000; 2 townhomes also sold. The median house measured about 2,847 square feet and sold for about $507 per square foot.
By age, 22 of the 25 houses with a recorded build year were built before 1990, 1 between 1990 and 2009, and 2 in 2010 or later (median build year 1981). The median lot under a house that sold was 0.37 acres.
By price, 6 sales closed under $750,000, 16 between $750,000 and $1.5 million, 9 between $1.5 million and $3 million, and 1 at $3 million or more. 11 listings are for sale inside the boundary today.
These figures are residential closed sales (single-family, condo and townhome) from the ACTRIS MLS whose location falls inside the Lost Creek boundary used by our map search, the same boundary behind the live listings above. Leases and sales under $40,000 are excluded. The current period is the 12 months ending September 27, 2026, compared with the 12 months before it. Days on market are cumulative, so a relisted home is not reset to zero. Sale price vs. original list is the median of each sale's close price divided by its original list price. The listing count is the live search total and includes lots. We publish totals only, never an individual home's sale price. Course facts come from the club, its operator and the architects; membership figures are Rick's own most recent read, not club-published prices.

Rick's read is an initiation in the mid five figures, varying by membership class, plus monthly dues and a food-and-beverage minimum. Westlake uses sponsored membership: an existing member vouches for each new member. Rick is a member and sponsors qualified buyers himself, and he and Katy have referred many of the club's full members. Categories include full golf, sports (racquet, fitness and pool) and social. The membership office confirms current numbers to candidates, and they change most years.
No. At Westlake CC, like most Austin clubs, buying a home and joining the club are separate decisions. Owning a house on the course does not make you a member, and you can usually join without living in Lost Creek. Your property HOA is separate from the club and has its own dues. If membership matters to you, start the club conversation at the same time as the home search, because the club's timeline, not the closing, is usually the slower one.
The club does not publish the original architect of the course, which opened in the early 1970s as Lost Creek Country Club. Invited, the operator, closed it in November 2022 for a full rebuild with PGA Tour and Ryder Cup player Lanny Wadkins as design consultant and reopened it in November 2023 as Westlake Country Club. It plays 18 holes, par 71, at 6,935 yards from the back tees, through the wooded hills of Lost Creek.
The median home around Westlake CC went under contract in 21 days over the last 12 months, versus 32 days the year before, counted on cumulative days on market so relisted homes are not reset. It sold for 95.4% of its original list price, and 34% of the homes that sold had cut their price. Add about 30 to 45 days from contract to closing. A home priced in line with recent sales on launch day usually beats the median.
Over the last 12 months, Westlake CC had 32 sales at a median of $1,107,500 and 21 days on market. For comparison, over 12 months, Barton Creek had 51 sales at a median of $2,650,000 and 79 days on market, and Austin Country Club had 28 sales at a median of $2,112,500 and 70 days on market. Each club's median reflects its own mix of condos, older houses and new construction, so compare the same home type and size. Rick can pull side-by-side sales for the specific homes you are weighing, and walk you through how the clubs themselves differ.
The MLS does not flag course frontage reliably, so we do not publish a course-lot premium for Westlake CC. In practice, a lot on the course sells for more than a similar house a street away when the view is good and the lot sits away from the landing areas. What matters is which side of the fairway, how close to a tee or green, and how much the lot sits above the course. Rick knows which streets back to the course and can tell you how each lot plays.
Start with the documents: the HOA and any sub-association rules, leasing and short-term rental limits, golf-ball easements on course-side lots, and whether a seller's club membership can transfer. Most houses here were built before 1990, so plan on foundation, roof, sewer line and drainage inspections, and check how the lot slopes toward the creek greenbelt. Rick adds one more: ask the club, not only the seller, about the current membership timeline before you plan around playing the day you move in.
Of the 25 houses with a recorded build year that sold around Westlake CC in the last 12 months, 22 were built before 1990, 1 between 1990 and 2009, and 2 in 2010 or later. The median house measured about 2,847 square feet and sold for about $507 per square foot, and the median lot was 0.37 acres. By price, 6 sales closed under $750,000, 16 from $750,000 to $1.5 million, 9 from $1.5 to $3 million and 1 at $3 million or more.
