The Lake Travis market is slower than a year ago: homes are taking longer to sell, and more of them are cutting price. Over the last 12 months, 503 homes sold at a median of $749,500, down 0.4% from $752,563 the year before, on 439 sales.
Homes are taking longer. The median home went under contract in 78 days, up from about 57 days. Sellers are giving up a little more from their first number: the typical home sold for 93.0% of its original list price, down from 93.6%. The share of sold homes that needed a price cut rose from 55% to 58%.
With 342 homes for sale and about 41.9 sales a month, Lake Travis has 8.2 months of supply. That is a buyer's market. Buyers have real choice and negotiating room, and sellers who price above the recent sales tend to sit and cut.
Most Lake Travis sales are houses. Of the 503 sales over the last 12 months, 478 were single-family houses at a median of $768,750, 24 were condos at a median of $430,000, and one was a townhome. Waterfront carries a clear premium: the 54 sales listed with waterfront features had a median of $1,076,000, against $725,000 for the rest. The median sold house was built in 2005, and 171 of the 478 were built in 2010 or later. The median home for sale today is listed at $850,000, and the most expensive active listing is $20,000,000.
The median Lake Travis home took 78 days from listing to contract over the last 12 months, counted on cumulative days on market so a relisted home is not reset to zero. 58 percent of the homes that sold had cut their price at least once, and the typical home closed at 93.0% of its original list price.
This is one of the slower markets in the Austin lake area right now. With about 8 months of supply, buyers can take their time, and sellers need a launch price that matches the recent sales, not the listings they are competing against.
Lake Travis is the reservoir on the Colorado River west of Austin. The boundary our map search uses covers two stretches of it: the eastern end near Steiner Ranch and RM 620, mostly in the 78732, 78734 and 78726 ZIP codes, and the western lake around Spicewood in 78669. Downtown Austin is roughly 20 to 40 miles away depending on the side of the lake.
These figures are residential closed sales (single-family, condo and townhome) from the ACTRIS MLS whose location falls inside the Lake Travis neighborhood boundary used by our map search. Leases and sales under $40,000 are excluded. The current period is the 12 months ending September 27, 2026, compared with the 12 months before it. Days on market are cumulative. The for-sale count covers active single-family, condo and townhome listings; the map search also shows lots, land and other listing types, so its total can be higher. We publish neighborhood totals only, never an individual home's sale price.

The median home inside our Lake Travis boundary sold for $749,500 over the 12 months ending September 2026, across 503 residential sales in the ACTRIS MLS. That is down 0.4% from $752,563 the year before, so prices are essentially flat. The median home for sale today is listed at $850,000. Waterfront, views and lot size drive a wide spread, so compare the sales most like the home you want.
Over the last 12 months, the 54 Lake Travis sales listed with waterfront features in the MLS had a median of $1,076,000, compared with $725,000 for the other 449 sales. That is a gap of about $351,000 at the median. Waterfront listings vary a great deal, from homes with a private dock to homes across a road from a cove, so read each listing's waterfront details before comparing prices.
Lake Travis is a buyer's market, with about 8.2 months of supply as of September 2026. The median home took 78 days to go under contract, up from 57, and 58% of homes that sold had cut their price. The typical home closed at 93.0% of its original list price. Buyers have time to compare and real room to negotiate, especially on homes that have been listed for more than a few weeks.
They are close. Over the same 12 months, homes inside our Lake Travis boundary sold for a median of $749,500 across 503 sales, and Lakeway homes sold for a median of $750,000 across 428 sales. The mix differs: Lakeway includes more condos, while the Lake Travis boundary takes in large parts of 78732 and Spicewood. Compare the same home type and size in each before deciding which side of the lake fits.
Decide first which part of the lake you want, because the eastern end near RM 620 and the Spicewood side price and commute very differently. Then set up a saved search inside that boundary. For waterfront homes, have the dock, shoreline and any permits reviewed, and check lake-level history for the specific cove. If a home is on a septic system or a private well, add those inspections to your option period.
Pricing against other listings instead of recent sales. With about 8 months of supply, buyers have plenty to compare, and 58% of homes that sold over the last year cut their price first. The typical home closed at 93.0% of its original list price. The homes that sold inside the 78-day median were priced to the closed sales, not to the most ambitious active listings nearby.
Measured over the last 12 months, the eastern end sold higher. Sales inside our Lake Travis boundary with a 78732 ZIP code, near Steiner Ranch, had a median of $835,000 across 213 sales, and the 34 sales in 78734 had a median of $845,000. The Spicewood side, 78669, had a median of $675,000 across 217 sales, and the 32 sales in 78726 had a median of $650,000. Lot size and water access still matter more than ZIP code for any one home.
The median Lake Travis home took 78 days to go under contract over the last 12 months, counted on cumulative days on market so relisted homes are not reset. That is slower than the year before, when the median was about 57 days. Add roughly 30 to 45 days from contract to closing. Waterfront and acreage homes often take longer than the median because fewer buyers are shopping at those prices.
Our Lake Travis boundary covers several ZIP codes. Over the last 12 months, the most sales came from 78669 (Spicewood), with 217, and 78732, with 213, followed by 78734 with 34 and 78726 with 32. Request a home value from us and we will price it against the Lake Travis sales that actually match it: waterfront or not, lot size, view and home size, from the last 12 months of ACTRIS MLS closings. For context, the median was $749,500 across 503 sales, and the typical home closed at 93.0% of its original list price. An online estimate cannot see water access or a dock, which drive much of the value here.
