Rough Hollow got busier and faster over the last year, at slightly lower prices. 137 homes sold in the 12 months ending September 2026, up 13% from 121 the year before, at a median of $875,000, down 6.8% from $939,000.
The pace changed the most. The median home went under contract in 52 days, down from 93. Sellers also landed closer to their first number: the median home sold for 95.5% of its original list price, up from 92.3%, and the share of sold homes that needed a price cut fell from 63% to 47%.
With 58 homes for sale and about 11.4 sales a month, Rough Hollow has 5.1 months of supply. That is close to balanced: buyers have choices and room to negotiate on homes that launched high, while homes priced to the recent sales are moving well inside two months.
The $875,000 median blends very different homes. Single-family houses, 125 of the 137 sales, sold for a median of $895,000. Condos, 11 sales, sold for a median of $465,000. Size moves the price even more: three-bedroom homes sold for a median of $647,500 (30 sales), four-bedroom homes for $845,000 (61 sales), and homes with five or more bedrooms for $1,455,000 (46 sales).
This is a newer community. The homes that sold were built between 2007 and 2026, with a median build year of 2020, and 41 of the 137 sales, about 30%, were built in 2023 or later. The median home that sold had about 3,380 square feet on a lot of roughly 0.27 acres. Today the median home for sale is listed at $969,000, and active list prices run from $425,000 to $4,299,900.
The median Rough Hollow home took 52 days from listing to contract over the last 12 months, counted on cumulative days on market so a relisted home is not reset to zero. A year earlier the median was 93 days, so the market has picked up meaningfully.
Price cuts still matter. Nearly half of the homes that sold, 47%, cut their price at least once before selling. With a steady supply of new construction competing for the same buyers, a resale home that launches above the recent sales tends to sit. Homes that launch in line with the comparable sales are the ones selling inside the median.
Rough Hollow is a master-planned community on the north side of Lakeway, on the south shore of Lake Travis, about 17 miles west of downtown Austin in a straight line. Almost all of its sales are in the 78738 ZIP code, with a handful in 78734. The community has its own marina on the lake. The Sweetwater community sits just to its south, and the city of Bee Cave and the Hill Country Galleria are a short drive away along RM 620 and Highway 71.
These figures are residential closed sales (single-family, condo and townhome) from the ACTRIS MLS whose location falls inside the Rough Hollow boundary used by our map search. Leases, lots and sales under $40,000 are excluded. The current period is the 12 months ending September 27, 2026, compared with the 12 months before it. Days on market are cumulative, and sale-to-list is the median of each home's sale price divided by its original list price. We publish community totals only, never an individual home's sale price.

Rough Hollow is a master-planned community in Lakeway on the south shore of Lake Travis, about 17 miles west of downtown Austin. It is mostly single-family homes, with a small number of condos, and much of it is recent construction: the median home sold over the last year was built in 2020. 137 homes sold there in the 12 months ending September 2026 at a median of $875,000, and 58 are for sale today.
Rough Hollow single-family houses sold for a median of $895,000 across 125 sales in the last 12 months, and condos for a median of $465,000 across 11 sales. Bedroom count is the biggest driver: three-bedroom homes had a median of $647,500, four-bedroom homes $845,000, and homes with five or more bedrooms $1,455,000. The median home for sale today is listed at $969,000, with active listings from $425,000 to $4,299,900.
Rough Hollow has about 5.1 months of supply as of September 2026, which is close to a balanced market. Buyers have more choice than the pace of sales suggests, and 47% of homes that sold had cut their price. At the same time, homes are moving faster than a year ago, with a 52-day median against 93 days before, and they closed at 95.5% of original list. Negotiating room depends on how a specific home was priced at launch.
Yes, on the median. Over the last 12 months Rough Hollow's median sale was $875,000 across 137 sales, while neighboring Sweetwater's was $700,000 across 107 sales. Part of that gap is the mix: Rough Hollow sold more large homes, with 46 sales of five or more bedrooms at a median of $1,455,000. Comparing the same bedroom count and square footage in each community gives a fairer read, and we can pull those matched sales for you.
Get a loan approval that fits the price band you want first, since the median house here sold for $895,000 and many buyers need a jumbo loan. Then set up a saved search inside the Rough Hollow boundary so new listings reach you the day they list. Because about 30% of recent sales were built in 2023 or later, compare builder inventory against resale homes. Ask whether the builder's incentives are worth more than a resale seller's willingness to negotiate.
Pricing against the builders' list prices instead of the closed resale numbers. With new construction still selling in and around the community, a resale home competes with brand-new inventory and incentives. Over the last year 47% of Rough Hollow homes that sold cut their price, and the typical home closed at 95.5% of its original list. Homes priced to the recent closed sales of the same size sold inside the 52-day median.
A large share. Of the 137 homes sold in the last 12 months, 41, about 30%, were built in 2023 or later, and the median sold home was built in 2020. The oldest homes that sold date to 2007. That means most buyers are choosing between near-new resale homes and homes still being built. Resale homes usually come with finished landscaping and window coverings that a new build may not include in its base price.
Four-bedroom homes were the most common sale in Rough Hollow over the last 12 months, with 61 sales at a median of $845,000. For context, three-bedroom homes had a median of $647,500 across 30 sales, and homes with five or more bedrooms $1,455,000 across 46 sales. Within the four-bedroom group, square footage, lot, lake views and build year move the price, so the best guide is the sales of similar homes nearby.
Almost all of Rough Hollow is in the 78738 ZIP code: 131 of the 137 sales in the last 12 months were in 78738 and 6 were in 78734. 78738 also covers other Lakeway and Bee Cave communities, including Sweetwater, Flintrock Falls and Spanish Oaks, so ZIP-level statistics blend very different homes.
