Gated-community houses are one of the steadier corners of the Austin market. Over the last 12 months, 1,423 sold across the Austin area at a median of $830,000, up 1.8% from $815,000 the year before on 1,412 sales.
The median home went under contract in 62 days, about the same as the 63 days a year earlier. The typical home sold for 94.1% of its original list price, up from 93.7%, and 52% of sold homes had cut their price at least once, down from 53%.
Inventory is tight. With 275 gated-community houses for sale and about 119 sales a month, the market holds roughly 2.3 months of supply, well below the 4 to 6 months usually called balanced. Well-priced homes in this group tend to go quickly.
The $830,000 median hides a wide range. Of last year's 1,423 sales, 261 closed under $500,000, 587 closed between $500,000 and $1 million, and 575 closed at $1 million or more. The median home that sold had about 3,000 square feet on 0.38 acres, and 780 of the 1,423 were built in 2010 or later.
By town, Austin had the most sales, 602 at a median of $1,150,000. Spicewood followed with 90 sales at $874,500, then Leander with 83 at $800,000, San Marcos with 71 at $526,697, and Dripping Springs with 69 at $965,000. The median gated-community house for sale today is listed at $1,030,000.
The median gated-community house took 62 days from listing to contract over the last 12 months, counted on cumulative days on market so a relisted home is not reset to zero. That is a little slower than the 54-day median for all single-family houses in the same market, mostly because these homes are larger and higher priced.
With only about 2.3 months of supply, sellers who price in line with recent sales inside their own community usually beat the median. Homes that launch above those sales join the 52% that cut their price.
Gated neighborhoods are spread across the whole market, but the sales concentrate west of the city. Among houses with an Austin mailing address, the most gated-community sales last year were in the western ZIP codes 78738 (102 sales), 78737 (74), 78732 (56), 78746 (48) and 78735 (47), the hills along Loop 360, Bee Caves Road, FM 2222 and Lake Travis. Beyond Austin, Spicewood, Leander, San Marcos and Dripping Springs had the most sales. Gated condo and townhome complexes are common too, especially in the central ZIP codes 78704, 78701 and 78741; this page covers single-family houses only.
These figures are closed sales of single-family houses whose ACTRIS MLS listing describes a gated community or gated entry, in the description, the community features or the community name, across the Austin-area market this site's search covers: ACTRIS MLS listings inside a box reaching roughly 30 to 35 miles from downtown Austin, from Georgetown, Liberty Hill and Taylor in the north to San Marcos and Lockhart in the south, and from Spicewood and Wimberley in the west to Bastrop and Elgin in the east. Condos, townhomes, land and leases are excluded, as are sales under $40,000. The current period is the 12 months ending September 27, 2026, compared with the 12 months before it. Days on market are cumulative. We publish totals and medians only, never an individual home's sale price.

Houses in Austin-area gated communities sold for a median of $830,000 over the 12 months ending September 2026, across 1,423 sales in the ACTRIS MLS. That is up 1.8% from $815,000 the year before. The median gated-community house for sale today is listed at $1,030,000. Because the group runs from starter homes in newer suburbs to estates on Lake Austin, the right number for any one home comes from recent sales inside the same community.
Yes, though they are the smallest slice. Of the 1,423 gated-community houses that sold across the Austin area over the last 12 months, 261 closed under $500,000, 587 closed between $500,000 and $1 million, and 575 closed at $1 million or more. San Marcos had the lowest median of the five busiest towns, $526,697 across 71 sales. Set a saved search with a price cap and the gated filter so new listings reach you first.
This part of the market favors sellers more than most. With 275 gated-community houses for sale and about 119 sales a month, there are roughly 2.3 months of supply, below the 4 to 6 months usually called balanced. The typical home still closed at 94.1% of its original list price and 52% had cut their price, so buyers have room on homes that launched high. Homes priced in line with recent sales go quickly.
On average, yes. Gated-community houses sold for a median of $830,000 over the last 12 months, against $440,000 for all single-family houses in the same Austin-area market. Part of that gap is the homes themselves: the median gated-community house that sold had about 3,000 square feet on 0.38 acres, and more than half were built in 2010 or later. Compare homes of similar size and age before paying for the gate.
Ask for the HOA budget, reserve study and any planned special assessments, since private gates, roads and guard service are paid for by owners. Confirm who maintains the streets and whether the community allows short-term rentals, if that matters to you. Ask us for the current HOA dues; we do not publish them here because they change. Then compare the home against recent sales inside the same gate, not the wider area.
Assuming the gate alone adds value. Buyers compare the house against recent sales inside the same community first, then against similar houses nearby without a gate. Over the last 12 months, 52% of Austin-area gated-community houses that sold had cut their price, and the typical home closed at 94.1% of its original list price. With only 2.3 months of supply, the homes that priced from their own community's sales sold faster than the 62-day median.
Austin led with 602 gated-community house sales over the last 12 months at a median of $1,150,000. Spicewood followed with 90 sales at $874,500, Leander with 83 at $800,000, San Marcos with 71 at $526,697, and Dripping Springs with 69 at $965,000. Inside Austin, the busiest gated ZIP codes were western ones such as 78738, 78732, 78746 and 78735, which is why the city median runs higher than the suburban towns.
The median Austin-area gated-community house took 62 days to go under contract over the last 12 months, measured on cumulative days on market so relisted homes are not reset. That is about the same as the 63 days the year before, and a little slower than the 54-day median for all houses. Add roughly 30 to 45 days from contract to closing. A home priced in line with its own community's sales usually beats the median.
No. This page covers single-family houses only, so the figures describe the same homes the live listings show. Across the Austin area, many gated communities are condo and townhome complexes; last year the most gated condo sales were in the central ZIP codes 78704, 78701 and 78741. If you want those too, open the condos page or ask us to set up a saved search for gated condos and townhomes, and we will send new listings as they hit the market.
Ask us for a home value and we will price it against the sales that actually match it: the same community first, then similar houses nearby, from the last 12 months of ACTRIS MLS closings. For context, the Austin-area gated-community median was $830,000 across 1,423 sales, and the typical home closed at 94.1% of its original list price. An online estimate cannot see lot, view or condition, which drive most of the spread.
