What is the Austin condo market doing right now?

Condos are the softest part of the Austin-area market. Over the last 12 months, 2,488 condos and townhomes sold at a median of $339,950, down 5.6% from $360,000 the year before on 2,531 sales.

Units are taking longer to sell. The median went under contract in 76 days, up from 68. The typical unit sold for 93.1% of its original list price, down from 93.5%, and 56% of sold units had cut their price, the same share as a year ago.

With 1,888 condos and townhomes for sale and about 207 sales a month, the market holds roughly 9.1 months of supply. That is a buyer's market: sellers compete with many similar units, often in the same building, and price is what sets a listing apart.

What does a condo cost by size and type?

Size drives most of the price. Over the last 12 months, 1-bedroom units sold for a median of $245,000 across 338 sales, 2-bedroom units for $320,000 across 910 sales, and units with 3 or more bedrooms for $385,000 across 1,223 sales. The 17 studio sales had a median of $255,000.

By type, 1,967 condos sold at a median of $352,500 with 1,355 square feet, and 521 townhomes sold at a median of $300,000 with 1,623 square feet. Townhomes skew newer and farther out: the median townhome that sold was built in 2024, about 16 miles from downtown, against 2008 and about 5 miles for condos. That is why they cost less despite more space. At the top, 149 condos sold for $1 million or more. The median unit for sale today is listed at $349,700.

Where do Austin-area condos sell?

Austin itself had 1,858 of the 2,488 sales, at a median of $384,950. By ZIP code, downtown 78701 had 218 sales at a median of $633,750, 78704 in South Austin had 217 at $475,000, 78705 around the University of Texas had 125 at $269,500, 78745 in south Austin had 101 at $384,900, and 78731 in northwest Austin had 98 at $552,500.

Outside Austin, Round Rock had 173 sales at a median of $300,000, Georgetown 66 at $291,250, Pflugerville 55 at $284,500, and San Marcos 51 at $332,000.

How fast do condos sell?

Single-family houses, land and leases are excluded, as are sales under $40,000. The live listings and the active count include both condos and townhomes, matching the MLS search. The current period is the 12 months ending September 27, 2026, compared with the 12 months before it. Days on market are cumulative.
