Caliterra became a much better market for sellers over the last year, even as the median price eased. 51 homes sold in the 12 months ending September 2026, down 6% from 54 the year before, at a median of $853,585, down 4.1% from $889,900.

The bigger change is in how homes sold. The median home went under contract in 51 days, down from 86. The median home sold for 94.3% of its original list price, up from 88.8%, and the share of sold homes that needed a price cut fell from 69% to 49%.
